NOTICE IS HEREBY GIVEN that a public hearing will be held by the Philadelphia Authority for Industrial Development (the "Authority") at 10:00 a.m. on April 8, 2014, in the offices of the Philadelphia Industrial Development Corporation located at 1500 Market Street, 2600 Centre Square West Tower, Philadelphia, PA 19102-2126 to discuss and consider the issuance of Multifamily Housing Revenue Bonds (Zion Gardens Project) Series A of 2014, Series B of 2014 and Series C of 2014 (taxable) (the "Bonds") to be issued by the Authority to pay costs of the following project (the "Project"):
A. Name of Borrower: Zion Gardens, L.P., a Pennsylvania limited partnership.
B. Maximum Amount of Tax-Exempt Bonds to be Issued: $15,000,000
C. Project Description: The Project's financing is generally anticipated to consist of: (i) the proceeds from $15,000,000 of tax-exempt bonds, $3,000,000 of taxable bonds and $7,000,000 of low-income housing tax credits. The Project will finance the renovation and equipping of a multi-family housing development known as Zion Gardens containing 98-units, including any appurtenances, equipment, furnishing, fixtures and other real and personal property associated therewith located at 1001-37 and 1101-39 W. Girard Avenue in the City and County of Philadelphia, Commonwealth of Pennsylvania (the "Facilities"); (ii) the funding, if determined to be necessary or desirable, of a liquidity and/or credit facility and reasonably required reserves for the Bonds; and (iii) the payment of certain costs of issuance of the Bonds.
D. Project Location: See above Project Description.
E. Project Owner and User: The Borrower will be the owner of the above listed Facilities. Low and moderate income persons and families will be the primary users of the Facilities.
At the public hearing, members of the public may appear in person or by attorney to provide information and make statements concerning the foregoing application in connection with the proposed Project and the issuance by the Authority of its Bonds therefor.
